What a roof actually costs in Woodside, NY

Roofing is one of the last trades where people are routinely expected to accept a single number with nothing behind it. Here is what the work costs, priced the way we price it, and an honest account of what moves the figure.

Reading a quote

Why two quotes for the same roof differ by eight thousand dollars

Usually because they are not describing the same job. Four questions separate them, and all four are invisible once the roof is finished — which is exactly why they are where a cheap price finds its savings.

  • Is the old roof stripped, or covered over?

Roofing over an existing layer is quicker and cheaper. It also means nobody sees the decking, and the new roof runs hotter and ages faster. Both are legitimate; only one of them is what you probably assumed you were buying.

  • Is every flashing renewed, or is the old metal re-used?

Flashing is where roofs leak. Bending the old metal back and re-laying it saves real money and it is the single most common corner cut in this trade. A quote worth comparing says explicitly that all flashing is new.

  • Is the ventilation corrected?

Intake at the soffits and exhaust at the ridge, balanced. Without it a thirty-year shingle behaves like a fifteen-year one and the manufacturer's warranty is usually void anyway. It is a few hundred dollars at the time of a re-roof and impossible to add cheaply afterwards.

  • Are disposal, permits and deck repair included?

Or added later, as extras, on the day you have no leverage. Ours are in the price, and the cost per sheet of replacement decking is stated in the quote before we ever open the roof.

What moves the number

Why your roof is not the same price as your neighbour's

  • Roof area, in squares

One square is 100 square feet. It is the basic unit and the honest way to compare quotes. A measured survey gives you a real figure rather than an estimate from the pavement.

  • Pitch and access

A steep roof needs staging, harnesses and slower work. A roof reached only through a narrow side yard or over a neighbour's property costs more to work on than the same roof with a driveway beside it.

  • How many layers come off

One layer is normal. Two means twice the tear-off labour and twice the disposal, and it is common on older Queens houses where a previous roof was covered rather than stripped.

  • Decking condition

Unknown until the roof is open, which is why we price it per sheet in advance. Most roofs need none or a couple; a roof that has leaked quietly for years can need a dozen.

  • Complexity

Dormers, valleys, chimneys, skylights and changes of plane. Two roofs of identical area can differ by thousands because one is a simple gable and the other has six intersections.

  • Material

Shingle, membrane, metal, tile and slate span roughly a factor of four. Our materials guide sets out what each is actually for.

  • Season

Spring and early autumn are the calm, well-priced months. A roof ordered in November during a nor'easter is bought at the worst possible moment, in every sense.

Maintenance plans

The cheapest roofing money you will ever spend

A plan costs a few hundred dollars a year. The interior damage from one leak left running for a season starts in the low thousands before anybody touches the roof — and a maintained shingle roof reaches thirty years where a neglected one reaches sixteen.

Paying for it

A roof is a capital cost, and it does not have to arrive all at once

Most people replacing a roof are doing it because it failed, not because they had budgeted for it. There are more options than the two everybody assumes.

  • Financing on larger installations, with the monthly figure shown on the quote rather than mentioned afterwards.
  • Phasing by elevation — a roof can often be done one slope or one section at a time across two budget years.
  • Repair now, replace later — where a roof has genuine life left, we will say so and quote the repair instead.
  • Coating instead of replacing a sound flat roof, for roughly a quarter of the money and another decade of life.
  • Insurance, where the damage is from a storm rather than age. We document it properly and attend the adjuster's visit at no charge.

Questions

What people ask about roofing prices

How much does a new roof cost in Woodside, NY?

For a typical Woodside row house or small two-family, an architectural shingle replacement usually lands between $9,000 and $18,000 including tear-off, disposal, new flashing and ventilation. Flat roof recovers run $7,500 to $16,000. Roof area, the number of existing layers and the condition of the decking move the number, which is why the measured survey and the written quote are free.

What is a roofing square?

One hundred square feet of roof surface. It is how roofing has always been priced, and it is the only way to compare two quotes honestly — a price per square tells you something, a single lump sum does not.

Why are roofing quotes so different from each other?

Because they are frequently not describing the same job. The usual differences are whether the old roof is stripped or covered over, whether every flashing is renewed or the old metal re-used, whether ventilation is corrected, and whether disposal and permits are included or added later. Ask each quote to state those four things and the range usually collapses.

Do you charge for an estimate?

No. Measured surveys and written quotes for replacements and larger repairs are free, as are post-storm inspections. A full written inspection report with a remaining-life estimate is $275 and is credited in full against any work you go ahead with.
